CRL keeping the tenants of Chesterfield happy ...

Over the last 2 years CRL has carried out various works to Chesterfield Council housing stocks. This included low and medium rise properties / blocks at:

      • Grangewood Estate
      • Medlock Way
      • Waverley Court
      • Ashcroft Court

The works started with structural surveys to various properties and included intrusive structural surveys on the concrete prefab houses, balconies and walkways, as well as condition surveys and investigations of the cause of the defects to the structural elements of the tenanted blocks. These surveys were carried out by CRL Surveys.

The works included:

      • Stairwell refurbishment
      • Application of anti-slip coatings
      • Application of decorative coatings
      • Full balcony & walkway refurbishment
      • Deck waterproofing
      • Structural drainage repairs
      • Concrete repairs
      • Crack injection
      • Mastic joint renewal

The majority of the works typically involved concrete stairwell repairs, and anti-slip coatings to the stairs and entrance halls along with decorative coatings to the walls and soffits within the entrance areas. On various schemes CRL carried out full balcony and external walkway refurbishments including deck/balcony waterproofing, and structural and drainage repairs to the 2 and 3 storey blocks. Extensive balcony railing refurbishing and replacements were carried out.

Works to the single storey dwelling included structural strengthening, crack injection, mastic joint renewal and concrete lintel refurbishments along with general concrete repairs. On one scheme we removed a concrete roof from a large out house building, the roof was in a poor state of repair and was deemed unsafe.

The above works were often carried out as part of larger schemes of block refurbishments and estate improvements. Additional works such as roofing, external wall insulation, landscaping and window replacements were carried out by others.

Tenant Liaison was a key part to the success of these works, particularly as some of the works were carried out under strict Covid19 regulations. Project values and durations were from small 2/3 days works to several weeks full refurbishments ranging up to £100k plus.
