Multi Storey Block Condition Surveys

During the summer of 2020, Concrete Repairs Ltd (CRL) Scotland were tasked with carrying out a condition survey and cost analysis on all 14 of Renfrewshire Council’s high rise accommodation blocks. The aim of the surveys was to give Renfrewshire Council as accurate condition of each block to allow them to carry out a planned short/medium/long term cost maintenance program over the next 5 - 20 years.

The works package consisted of surveys on the external fabric of the building taking in the existing EWI, double glazing windows, balconies, roof condition (internal and external) and the structural condition of the building frame by means of core samples and analysis. Part of the works package included the survey and report of the existing heating systems in each of the blocks, with a survey carried out within several properties.

CRL Falkirk management put together a professional team of engineers, architects, heating engineers, CRL Surveys and sub-contractors to help facilitate these works, unfortunately with the Covid-19 pandemic hitting the UK and the rest of world the site team faced a daunting task to carry out the inspections while keeping within the Government guidelines of keeping a safe distance.

All external survey works were carried out via 70m/90m MEWP’s which took a lot of on-site planning by the team and a lot of patience due to the social distancing measures that were in place.

All survey reports were uploaded to a shared online cloud folder for review (to avoid face to face meetings) and then a cost analysis report highlighting what was required to be done to bring the buildings up to the current regulations was put together and submitted to the client.

To their immense credit the site team carried out their individual aspects of the contract with great professionalism and tackled everything with a great attitude, which was greatly appreciated by the client and the CRL management team.
